Island living
The 2020 census counted 37,661 people on Hilton Head Island, and summer visitors push the number far higher. Most of the island sits inside gated communities, among them Sea Pines, Shipyard, Harbour Town and Port Royal Plantation, so access arrangements shape many visits.
Salt air, humidity and a long beach season also mean hose bibs, irrigation fittings and rental-unit fixtures see steady wear. On the island, water and sewer service comes from several public service districts, including the Hilton Head Public Service District in the north and middle. Humidity keeps crawlspaces damp, which speeds corrosion on exposed metal.
Vacation rentals add a calendar problem: a slow drain on checkout morning cannot wait the way it might in a full-time home, and owners often manage from far away. That is why gate details and a local contact matter at least as much as the diagnosis.
May River country
Bluffton counted 27,716 residents in 2020, more than double its 2010 figure, and the housing shows it. Old Town sits on a bluff above the May River, and its original settlement dates to the 1720s, while newer subdivisions and Sun City fill the land toward the interstate.
US 278 links the town to the island, and ZIP codes 29909 and 29910 cover it. The Beaufort-Jasper Water and Sewer Authority operates the town's municipal systems, so main-line questions can involve two parties.
Port Royal Island
Chartered in 1711, Beaufort is the county seat of Beaufort County, and its 304-acre downtown is a National Historic Landmark district. The city sits on Port Royal Island and also reaches across the Beaufort River onto Lady's Island.
Older homes there can hide several generations of plumbing behind plaster and under floors, so careful inspection comes before any promise. Marine Corps Air Station Beaufort and Parris Island are close by.
The I-95 corridor
Hardeeville straddles the Jasper and Beaufort county line, sits about two miles from the Savannah River and has two Interstate 95 exits inside the city. Its population climbed from 2,952 in 2010 to 7,473 in 2020.
Newer houses generally mean plastic supply piping and modern fixtures, a different set of questions than a 1980s island villa raises. Growth also means subdivisions are still being finished, with yards and irrigation lines to match.
Weather across the map
Hurricane season on the Atlantic coast stretches from June to November, and rainfall totals roughly 51 inches annually, peaking in August. Heavy rain can overwhelm low ground in any of these cities. After a storm, avoid flushing if sewage backs up into a tub or floor drain, and do not open sewer cleanout covers yourself. Winter lows hover near 38 degrees in January, so hard freezes are uncommon, yet one cold night can still split an exposed outdoor line.
